What Do Owner’s Reps Actually Do?

There are two main reasons why a company, developer or organization should hire an Owner’s Representative; to save time and money.

In turn, the Owner’s Rep is going to operate with two primary goals in mind; to complete the project on time and within budget.

Often times, a business will need to expand their current operation or start a new venture, but they don’t have someone in-house that possesses the expertise in real estate and construction to successfully complete a construction or development project.  This is where an Owner’s Rep can serve as an invaluable resource so that the business doesn’t need to reallocate manpower and struggle through a construction project.

A good Owner’s Representative can take the reins on day one and manage the project with the owner’s best interests in mind.

Take a look at some of our recent projects to get an idea of the type of projects we work on.

From site selection to design to budget creation and management, contractor selection and construction management, the Owner’s Rep manages the overall construction project and generally provides weekly updates to the owner and notifies them of any potential unforeseen issues.

This allows a company to continue building and expanding their business without the headaches that often are associated with construction projects.

The big difference between an Owner’s Representative and the other parties involved in construction or development projects (ie contractors, architects, etc) is that the Rep is ideally brought on board once the decision is made to move forward on a project and they remain integral until completion. Thus it’s very important that the organization and the Owner’s Rep work well together and maintain a high level of trust.

The organization is going to rely on the Rep to make crucial decisions on their behalf, as well as look for cost saving opportunities and foresee pitfalls before they occur. The Owner’s Rep is also going to have connections and relationships in order to assemble the best team of architects, engineers and contractors along with the surveyors, lenders, insurers, environmental services and many other 3rd party companies needed for a successful project.

Municipalities and government agencies are always a tricky obstacle to navigate on any project and the Owner’s Representative will undoubtedly have experience dealing with them and will know how not to get stuck at the roadblocks that these departments are so often notorious at creating.
