Utilizing Extensive Experience in Construction Management to Ensure Project Success
Andy has nearly 20 years of experience in the commercial development and construction industry after graduating from Auburn University with a degree in Finance. The early years of his career were spent with a commercial developer in Florida that concentrated on retail plazas and outdoor malls throughout the southeast. Andy's main focus was on the construction of the buildings and post construction tenant coordination; making sure new tenant spaces were delivered as promised and overseeing any buildouts. He left the development side and went to work for a general contractor as a Project Manager, where he personally managed nearly $100 million of construction on over 1,000,000 square feet of retail, office and industrial space. The clients included Publix, Lowe's Home Improvement, Sykes Enterprises and Kite Realty.
After realizing that he had gained a considerable amount of experience serving as a representative from each the developer, general contractor and tenant perspectives, it became clear that this knowledge could be best utilized working as an owner's representative. Andy now, first and foremost, manages every project with the owner's best interests in mind. His experience allows him to foresee many pitfalls that a company, who may just be looking to expand their headquarters, would most likely have never seen coming, which many times results in significant time and money savings. Andy is well aware of the contractor "tricks of the trade" and is more than happy to push back, if needed.
Andy lives in Franklin, TN with his wife, Amy, and son, Noah. They love to travel and spend as much time as they can on the lake in the summer. He's very involved with his local church and can often be seen carrying his son's ice hockey bag in multiple states around the country.

Construction Management for Business Owners + Developers
The Owner’s Rep offers construction consulting and project management services to eliminate the burden of having to deal with contractors, professional service providers (ie. architects, engineers, etc.), lenders, municipalities and more. From concept to closeout, The Owner’s Rep will be at the helm to provide project oversight at each step of the way.
Conceptualization & Exploration
It starts with a lot of questions, learning, and listening about the needs, wants, and desires of the organization. Whether it be about maximizing the footprint of the property to gain optimal ROI or trying to create a business environment that helps employees achieve their full potential. The Owner’s Rep will work with leadership to develop a preliminary budget and leverage connections with brokers, lenders, architects, and engineers to find the right property, then create site layouts and space planning.
Design, Budgeting & Permitting
This is where the project starts to come to life. The Owner’s Rep will engage with architects, engineers, and surveyors to create a schematic design. The client will be guided through changes and revisions that will release the designers to generate a construction set of drawings that can be submitted for permitting. The Owner’s Rep will then work with plan reviewers, third-party expeditors and building officials to acquire necessary permits as quickly as possible. It’s also during this time that general contractors will be thoroughly vetted and a bid process is put in place. Ultimately, with significant input by The Owner’s Rep, the most competent will be selected.
Value Engineering, Contract Administration & Scheduling
Based on the client’s budget and desired final product, The Owner’s Rep will perform exhaustive rounds of value engineering to achieve premium value and quality. We will negotiate the final contract amount and fee schedules then work with legal and the client to determine and execute the best type of contact (cost-plus, lump sum, GMP, etc). The Owner’s Rep will work alongside the general contractor to produce a detailed, accurate and achievable project schedule. Third-party vendors, such as low voltage/IT, furniture, and signage, will be brought aboard during this phase and directly managed by The Owner’s Rep.
Construction Management
A critical phase of the construction consulting process is when subcontractors begin mobilizing and materials arrive onsite. The Owner’s Rep will be your boots on the ground each week to ensure that the project is being constructed per plan, remains on time, and that the site is a continually safe work environment. Change order management is a critically important service that we provide. Undoubtably, change orders will arise, but The Owner’s Rep will work diligently to mitigate any risks or exposure and reduce unexpected costs at all times.
Project Closeout
This can often be the most painful part of any project if not managed appropriately. The Owners Rep will work directly with building officials and inspectors to reduce any potential deficiencies or issues that may appear during final inspections in order to receive Certificates of Occupancy as quickly as possible. In addition, we manage and direct final walkthroughs and punch lists to ensure that all items are corrected in a timely manner. The Owner’s Rep will ensure that the client receives full closeout documents, warranties, and as-builts so that the building can be properly managed for years to come. Now it’s time to move in or get the building leased/sold and on to the next project!
